Prefab homes ?

Original post made by MidtownRemodeler, Midtown, on Feb 11, 2010

Hello folks, I'm investigating the idea of using a prefabricated build for my new home in Palo Alto, instead of the conventional built-at-site one.
I have heard good things about this including lower cost, faster build, and a resulting greener home too. I'm a little concerned though about
long-term durability, resale value (will it be listed as a pre-fab?) and how the city building and planning departments will treat the project.
I would be greatly interested in learning from people who have done this in Palo Alto or cities nearby.

Thanks in advance.

Call the Planning Department and see if it's even legal in Palo Alto.

There have been several TV shows that featured such homes, which range from basic to large. Perhaps Home and Garden TV or similar channel. This was not too long ago, one show I am thinking of included a VERY fancy home in a nice neighborhood (San Diego?)One point of it was that the homeowners desired to be green (on a large budget), so maybe it was on that green TV channel...201 on Comcast cable???
So if it turns out they aren't currently permitted in PA, they likely should be.

I believe the house at the corner of webster and lincoln is a pre-fab house, so they are permitted.

Hello - I work with prefab homes and represent many different system-built factories. They are legal in Palo Alto and everywhere! Prefab homes are built to the same International Building Code as any field built/stick built homes. They will stand up, appraise, and appreciate as any other home. You may be confusing modular and panelized homes with manufactured homes which are built to an entirely different set of standards i.e. HUD code. The prefabs/modulars/panelized and hybrid homes that I work with are green, more affordable, and much quicker to build that traditional field built homes. Once permits are pulled, the home can be finished in just a few months- typically 4-6 months.
The homes can be any size or style, one story or more, depending on your taste. Generally we focus on the footprint and the floor plan and then we can adapt the exterior to any style you prefer.

I would be happy to meet with you. DiV

Trying to connect with Patricia of Barron Park regarding the name of the prefab company that did her neighbor's 2-story for $220 K.
